Nearmap Unveils Roof Age Gen2: A Breakthrough in Imagery-Led, AI-Powered, Multi-Source Roof Age Intelligence for Insurers

Nearmap, a leading provider of property intelligence, today announced the launch of Roof Age Gen2, the next evolution of its patented roof age solution. Built on the success of the original, imagery-only product, this enhanced solution leverages advanced AI and multiple data sources to provide Property & Casualty insurance carriers fast, accurate, and scalable roof age insights across the U.S.Unlike other property intelligence tools that rely on third-party imagery or limited sources of data, Roof Age Gen2, powered by Nearmap aerial imagery, uses a unique blend of permit data, assessor records, climate data, and deep learning models to produce more accurate, transparent, and defensible roof age estimates. With 151 million U.S. parcels and the full library of Nearmap imagery pre-processed, Roof Age Gen2 results are delivered in under two seconds with 95% accuracy, enabling insurers to quickly assess roof-related risk to make better underwriting decisions."With Roof Age Gen2, we've set a new standard for transparency, accuracy, and speed in roof intelligence," said David Tobias, Chief Product Officer at Nearmap. "For insurers, this means more accurate quotes, better risk selection, and fewer premium leakages, all with instant, evidence-based confidence."Underwriters and data teams have long struggled to obtain reliable roof age data, often relying on self-reported homeowner information, inconsistent permit records, or costly field inspections. These traditional methods are time-consuming, error-prone, and often incomplete—leading to mispriced policies, higher risk exposure, and unnecessary inspection spend.Roof Age Gen2 solves this by delivering: Instant insights: Pre-fill roof age during quoting to improve speed and accuracy. Improved risk selection: Flag high-risk roofs and optimize inspection schedules with accurate roof age and condition insights. Smarter pricing & policy terms: Fine-tune rating algorithms and reduce premium leakage with evidence-backed, accurate data. Regulatory compliance: Support state-specific requirements, such as Florida's roof age rules, with defensible, timestamped records."Roof Age Gen2 is not an enhancement, it's a complete re-architecture of how roof age can and should be calculated," said Jason Bonner, Director of Solution Product Management, Insurance at Nearmap. "This new multiple-source model builds upon our patented imagery-only model and delivers the exact roof replacement year with 95% accuracy, enabling carriers to move faster, reduce risk, and optimize their inspection resources."Roof Age Gen2 marks a major leap beyond its predecessor or similar solutions in the market, with near-100% U.S. parcels pre-processed for sub-2 seconds delivery, high accuracy, and unrivalled transparency. With multiple evidence types explaining how the roof age is calculated and their relative trust scores, insurers can now make defensible and confident decisions backed by transparent, explainable data.Nearmap Roof Age Gen2 is available via the Betterview platform, API tool, Portfolio Intelligence, and core system integrations. Together with other Nearmap AI insights and scores like roof materials, roof shape, and roof condition, insurers gain an even more comprehensive roof intelligence picture to make fast and confident decisions. For more information visit: www.nearmap.com/go/roof-age
